Tenant Cancellations

What happens if a tenant cancels a booking

The closer the cancellation is to the Move-in Date, the more rent protection the landlord receives.

If a tenant cancels a booking after the booking has been confirmed, Nomavaa's cancellation rules help protect landlords in the event of a cancellation. The amount of rent the landlord will receive depends on how far in advance the tenant cancels.

If the Tenant Cancels Before the Move-in Date

  • 0%

21 days or more before Move-in

    Rent the Landlord Receives 0%

    Rent refunded to tenant: 100%

  • 75%

    14–20 days before Move-in

    Rent the Landlord Receives 75%

    Rent refunded to tenant: 25%

  • 100%

Less than 14 days before Move-in

    Rent the Landlord Receives 100%

    Rent refunded to tenant: Non-refundable

The applicable cancellation period is calculated from the date on which Nomavaa receives the Tenant's cancellation request through the Platform or another channel designated by Nomavaa.

NoteThe Security Deposit and Cleaning Fee (if any) will be refunded to the Tenant in full for cancellations before the Move-in Date.

If the Tenant Ends the Lease Early After Move-in

30

DAYS

  • 30+ days' noticeRent until the intended move-out date
  • Less than 30 days' noticeRent for the full 30-day period from the notice date
  • Remaining term under 30 daysRent only until the original end date

After the Move-in Date, if the Tenant wishes to terminate the Lease Agreement before the end of the rental term, the Tenant must give the Landlord at least 30 days' prior written notice and notify Nomavaa for coordination purposes.

If the Tenant gives less than 30 days' notice, the Tenant remains responsible for paying Rent for the full 30-day period commencing on the date of the notice, even if the Tenant moves out before the end of that period.

However, if, on the date of the notice, the remaining rental term under the original Lease Agreement is less than 30 days, the Tenant will only be responsible for paying Rent until the original end date of the Lease Agreement.

Cases Covered by Tenant Move-in Protection

The early termination rules above apply where the Tenant voluntarily terminates the rental.

If the Tenant's cancellation arises from circumstances covered by the Tenant Move-in Protection Policy, the applicable rules will be determined in accordance with that Policy.
